Palmer Pointe Townhomes is a community of 24 high-quality, rental residential homes. 9 of the homes are Permanent Supportive Housing (PSH) units, with a project based voucher and additional supportive services. The community is located on Palmer Drive in Pontiac, Michigan. All of the units are for households at or below 60% of the Area Median Income (AMI), with nine units set aside for residents in need of supportive housing. Palmer Pointe Townhomes offers multiple amenities including, a community space, nearby multiple community amenities such as public transportation, grocery stores, places of worship, recreational spaces and healthcare facilities, and onsite support staff.

Requirements for Living Here

The homes will be available for families of mixed income levels earning between 30% and 60% of Oakland County’s Area Median Income (AMI). Please see table below for corresponding income limits. Household’s for the PSH units are pulled from the county’s registry. To be placed on the registry you must meet HUD’s category one (1) definition of experiencing homelessness: living unsheltered on the street, living in a homeless shelter, living in a hotel being paid for by a service agency, living in a place not meant for human habitation. Applicants must pass a basic credit and criminal background check to qualify. If your household income is at or below 60% AMI, rents range from $683-$800 based on family size and number of bedrooms. For households with lower incomes, lower rents are available. Palmer Pointe accepts Housing Choice Vouchers (formerly known as Section 8 vouchers).

Public Transportation in the City of Pontiac is provided by the Suburban Mobile Authority for Regional Transportation (SMART).

The closest bus stop to Palmer Pointe is Route #756. This route is walkable and approximately 0.5 miles from the site. Route #756 also connects residents to all other SMART bus routes. The following is the distance of all bus routes from the property:

All bus routes run 6 a.m.-6 p.m. Monday through Friday.

In addition, the City of Pontiac also provides community transit for residents age 55 and older within the city limit and up to three mile radius outside of the city limits. This service is available Monday through Friday, 8 a.m.-4:30 p.m.
